Getting more direct bookings with SuperControl

The nine changes we make, in the order we make them, and why that order matters.

Start where the money is

Almost every SuperControl operator we speak to wants more traffic. Almost none of them have fixed the property page first. That is the wrong order, because doubling traffic to a page that converts badly just doubles the number of people who leave.

The sequence below is roughly the order of return on effort. The first four are website changes you can make without any new visitors at all.

  • 1. Availability visible on the property page at first paint
  • 2. Honest total pricing — cleaning, pets, extras and deposits — before the final step
  • 3. Changeover days and minimum stays shown in the calendar rather than enforced at checkout
  • 4. Mobile-first date and guest selection, tested on a real phone
  • 5. Photography reshot or reprocessed where it is letting the property down
  • 6. Distinct, structured property pages that search can tell apart
  • 7. Location and guide content that answers what guests actually search
  • 8. Technical baseline: speed, schema, crawlability, no index bloat
  • 9. Funnel instrumentation so the next round of changes is evidence-led

Why the channel mix matters here

SuperControl connects to more than twenty-five channels including Sykes, Hoseasons, Premier Cottages and Cottages.com. That reach is exactly why the direct channel is worth the effort: a UK agency typically takes 18–22% including VAT4.

Shifting ten per cent of bookings from a twenty per cent channel to your own site on a £250,000 turnover is roughly £5,000 a year, every year, compounding. That is the return the nine changes above are chasing.

What not to bother with

Countdown timers, fake scarcity, pop-ups on first load and discount codes that train guests to wait. All of them buy a short-term metric and cost you the relationship.

Also worth skipping: a blog nobody reads, published monthly because someone said you should. Two excellent location pages beat twenty filler posts.

What is the single biggest change for a SuperControl site?

Putting live availability on the property page at first paint. It is the most common failure and the easiest to fix.

Guests are checking whether their dates work. Anything that delays that answer costs bookings.

How much direct share is realistic?

It varies enormously, but moving from under ten per cent to thirty or forty is a reasonable ambition over a couple of seasons.

Industry-wide the direct channel sits at 34% of bookings2, and most self-catering operators are well below that.

Should I stop using Sykes or Hoseasons?

No. Their reach is real, particularly in shoulder season. The goal is to change the mix, not to burn the channel.
