Direct booking benchmarks for self-catering in 2026

What the industry data actually says about how the direct channel is performing, and where most operators sit against it.

The headline numbers

Seventy per cent of operators now run a direct booking website. Of those, sixty-two per cent generate under a quarter of their bookings through it, and eighteen per cent receive no direct bookings at all2.

Industry-wide, the direct channel accounts for 34% of vacation rental bookings, against Airbnb's 46%2. So the average operator with a direct site is performing considerably below the market average for the channel.

The gap between having a website and booking through it is the single most important number in this sector, and almost nobody measures themselves against it.

What good looks like

There is no published benchmark for a well-run direct channel in self-catering, which is itself telling. From what we see, operators who have invested properly in the website and the organic footprint typically run somewhere between thirty and fifty per cent direct within two seasons.

That range is wide because the starting position varies enormously. An established property with strong reviews and existing brand recognition moves faster than a new collection with neither.

The behavioural context

Travellers spend over five hours with travel content across the forty-five days before booking, viewing an average of 141 pages6. Four in five visit an OTA at some point, and 61% use a search engine6.

Sixty-one per cent of online accommodation bookings now happen on mobile2. And a tenth of a second of mobile page speed is worth around ten per cent on travel booking rates5.

Taken together these describe a guest who is comparing extensively, on a phone, with very little patience. Most self-catering websites are built for none of those conditions.

How to benchmark yourself

Four numbers, and you can get all of them this week. What percentage of last year's bookings were direct? What is your website's booking conversion rate? What is your mobile Largest Contentful Paint on a property page? And how many non-brand organic sessions did you get last month?

If you cannot answer the second or fourth, that is the finding. Most operators cannot, which is why the direct channel underperforms so consistently — it is the only channel nobody measures.
